JUNE:

"Spring being a tough act to follow, God created June." - Al Bernstein

Just like Al, we all love summertime more than anything else. But for a REALTOR® in Kamloops, this time of love is more about rising above the storm and finding that 'Real' sunshine. 

It's about everything to do with business; like for a REALTOR®, everything magical happens in June! Moreover, June is crucial for us. As we try to shape the next 6 months of the year particularly in this month, our sales skills and great marketing ideas come into action.

So while the month that went by was a very busy time in our industry, REALTORS® (like always) managed to make time to give back to our community. And they did this with the #CommunityBetterChallenge.

 

1. Community Better Challenge:

A challenge that had all of Canada moving, was concluded in June 2019. Kamloopsians from all walks of life participated and contributed in this challenge, a challenge which was all about staying active and winning that coveted $150,000 prize for our community! During the challenge, we had to track our physical activity minutes on the ParticipACTION app to help our community win! The challenge got proactive REALTORS® like Chris Chan and Vincenzo Cavaliere moving, with the former also winning the local 'Rivershore Golf Links GREEN FEES' prize.

2. KADREA HUB:

Our office on 418 St. Paul went into renovation on June 03, to launch the development of an all new KADREA HUB. The Hub is a model conceived by the KADREA board of Directors at a strategic planning session held in September, 2018. In this model, the KADREA office will be converted to office and training lab/resource centre by the end of July 2019 (one month sooner than the scheduled completion).

3. How small Real Estate Boards can be leaders: An article by KADREA EO, Trevor Koot



KADREA EO, Trevor Koot's first article in REMOnline titled - "Let's be our own disruptor" garnered eyeballs from both, the Real Estate & the Data Technology industry. What this has done is, is that it has laid the foundation for bringing smaller Real Estate Boards in focus to become leaders of the industry one day and has definitely initiated a constructive feedback communication process.

4. BC's Minister of Education – Rob Fleming announces  upgrades to Kamloops and district schools

Following KADREA Past President, Doren Quinton's sustained efforts to highlight the current situation of overcrowding in #Kamloops area schools and the adverse impact it has on the market, BC's Education Minister, Rob Fleming announced big additions to accommodate these growing student numbers.

BCREA NEWS:

1. LIABILITY FOR STRATA INSURANCE DEDUCTIBLES:

Many strata owners do not know they may be personally liable to reimburse their strata corporation for its insurance deductible, the portion of the loss the insured must pay in an insurance claim, which can be many thousands of dollars. The British Columbia Law Institute's formidable committee of strata experts (the "Committee") recently recommended changes to the Strata Property Act, which would require most owners to insure themselves against this liability(1). The Committee observed, (Ibid. at p. 87.)

Many strata corporations have seen their deductibles, particularly for damage caused by water ingress, rise significantly. An owner who isn't adequately insured against this risk could face a crippling liability.

2. HOUSING FORECAST: BC HOME SALES TO RISE IN 2020

 Strong economy and favourable demographics will likely create pent-up demand in the housing market in 2019

CREA NEWS:

1. CANADIAN HOME SALES RISE AGAIN IN MAY 2019:

>> National home sales rose 1.9% month-over-month (m-o-m) in May.

>> Actual (not seasonally adjusted) activity was up 6.7% year-over-year (y-o-y).

>> The number of newly listed homes edged back by 1.2% m-o-m.

>> The MLS® Home Price Index (HPI) fell 0.2% m-o-m in May, the fifth straight decline.

>> The actual (not seasonally adjusted) MLS® HPI stood 0.6% below May 2018.

>> The actual (not seasonally adjusted) national average sale price was up 1.8% y-o-y.

1. NEW DRONE RULES IN EFFECT:

>> Drone operators will face fines of up to $5,000 starting today (June 1) if caught flying without a proper certificate.

>> All drone operators must carry a valid drone pilot certificate and only fly drones that are marked and registered.

>> Those looking to obtain a pilot certificate can take an online exam for basic operations.
